Water where it should not be?

Shut the main water valve first if you can reach it, then call. Not sure where it is? Say so, and the plumber will talk you through finding it.

Leave the house, call the gas utility or 911

An open line can throw water a long way, so the main valve is the first thing to close.

A HOUSE, IN SECTION

Where leaks actually start

Six places in a house sit behind a lot of plumbing calls. Select one to see what goes wrong there and what catches it early.

KITCHEN

Under the sink, behind the fridge

The kitchen packs more connections into a small space than any other room, and most of them sit inside a closed cabinet where a slow drip goes unseen until the cabinet base swells.

  • Braided supply hoses to the faucet and dishwasher, which fail at the crimp.
  • The refrigerator ice line, often a soft tube pushed behind a heavy appliance.
  • Disposal seals and the slip joints under the basin.
  • A sink that drains slowly and then stops, which points to the drain rather than the faucet.

If the meter test points to a leak you cannot see, read about finding a hidden leak. If the floor itself is damp or warm, water coming up through a slab has its own page.

PICK THE SYMPTOM

Plumbing problems by what you can see, with a page for each

Each page below starts with the problem you can see, then covers what a plumber checks, what to ask and when to call now.

HIGH WATER BILL

Leak detection

A bill that jumped with no change in use, a stain that keeps coming back, or a meter that moves with everything off. Finding the leak comes before opening any wall or floor.

Leak detection
SLOW OR CLOGGED

Drain cleaning

One sink that will not clear is a drain problem. Every drain slowing at once points further down the line.

Drain cleaning
BACKING UP

Sewer line repair

Water or sewage rising in several fixtures at once. A camera inspection shows whether the line is cracked, rooted or collapsed.

Sewer line repair
NO HOT WATER

Water heater repair

A pilot that will not stay lit, a tank that leaks at the base, or hot water that runs out. Repair or replace is a decision, not a reflex.

Water heater repair
WATER RUNNING

Burst pipe repair

A split line with water moving. Shut the main, then call. The repair and the cleanup are separate jobs.

Burst pipe repair
FLOOR DAMP OR WARM

Slab leak repair

Warm tile, a damp floor edge or the sound of water under the house with every fixture off.

Slab leak repair
REPEATED LEAKS

Repiping

The same house springing a second and third leak. Patching one more section or replacing the run is the question.

Repiping
AVOID THE DIG

Trenchless sewer repair

A damaged sewer line under a driveway, a tree or a finished yard, where trenching would cost more than the repair.

WHAT CHANGES WITH YOUR ADDRESS

A buried line is reached by digging, which is why the utility locate call comes before the shovel.

Which utility, which permit, which license check

Sarasota County is a patchwork of utilities and permit offices. Sorting out which one covers your address takes a minute and saves a wrong-number call during a backup.

Two utilities, two numbers

Homes inside the City of Sarasota use City Utilities, which answers water and sewer emergencies on 941-263-6884, option 2. Addresses served by Sarasota County use the county sewer emergency line, 941-861-6790. Bayshore Gardens and South Bradenton sit in Manatee County, a third jurisdiction.

One fixture or all of them

The City treats a single stopped fixture as private plumbing and a building-wide problem as possibly in its own pipes. Run that test before you call anyone, then tell us what you found. It decides whether you need a clogged drain or a sewer backup.

Permits follow the work

The City's Building Division exempts simple stoppage clearing and leak repair, but treats replacing concealed pipe as new work needing a permit and inspection. Ask what will be pulled, especially for replacing the heater or any repipe.

Check the license, call 811

Florida's state license search lets you look a plumber up by name or license number. If a sewer or water line needs digging, Sunshine 811 asks for at least two full business days of notice before the dig, so the utilities can mark their lines.

NO FORMS, NO CALLBACK QUEUE

How a call works

You describe it

Where the water is, what you hear and when it started. That usually narrows the cause before anyone travels.

You hear the next step

Which check to do first, whether to shut the main, and whether the problem can wait. The plumber says so plainly if it can.

You hear the price first

The plumber diagnoses on site and confirms the price before work begins. Nothing starts without your go ahead.

WHERE WE WORK

Sarasota and the neighborhoods around it

Calls come from the city, Siesta Key and across the Manatee County line. Pick your neighborhood for what is specific to it, or see the areas we cover for the full ZIP list.

QUESTIONS

Asked by Sarasota homeowners

What should I do first when water is loose in my house?

Shut off the main water valve if you can reach it, then call. If you are not sure where it is, say so on the call and the plumber will talk you through finding it. Move anything electrical away from standing water, and leave the house and call the gas utility or 911 if you smell gas.

One drain is clogged, or every drain is slow. Who do I call?

The City of Sarasota's own utility guidance treats a problem at a single fixture as private plumbing, and a problem across the whole building as possibly in the City's pipes. For a building-wide backup inside the city, the City answers water and sewer emergencies after hours on 941-263-6884, option 2. For addresses served by Sarasota County, the sewer emergency line is 941-861-6790. If neither utility finds a fault in its pipes, call us.

Does plumbing work in Sarasota need a permit?

It depends on the work and the address. The City of Sarasota Building Division says clearing a stoppage or repairing a leak is exempt only when no valves, pipes or fixtures are replaced or rearranged, and that replacing concealed pipe is new work needing a permit and inspection. Ask your plumber what will be pulled before work starts. The City Building Division is at 941-263-6494 and Sarasota County Building is at 941-861-5000.

How do I check a plumber's license in Florida?

Ask for the license number and category, then search it on the state's DBPR license search. Under Florida law a certified contractor holds a state certificate, while a registered contractor holds a local registration and works only in that jurisdiction. License details are available from us on request before work begins.
