TRENCHLESS PIPE LINING AND RELINING

Pipe Lining in Sarasota, FL: Repairing a Sewer Line Without Tearing Up the Yard

Your sewer line is cracked or rooted, and the pipe runs under a driveway, a patio or a mature tree. Digging it up would cost more in restoration than the repair. Lining is the alternative, with limits worth knowing before you ask.

The liner goes in through an access point, so the yard and driveway stay mostly in place.

Trenchless repair means fixing a pipe without digging a trench along its whole length. For a sewer lateral under a driveway, a pool deck or a landscaped yard, that can change the job from a week of excavation to a day or two of work at two small access points.

It is not a cure-all. Lining suits some failures and not others, and the right answer depends on what a camera shows inside your pipe.

Is my line a candidate for lining?

Lining works by inserting a resin-soaked sleeve into the existing pipe and curing it in place, creating a new pipe inside the old one. It needs the old pipe to still be a pipe: roughly continuous, roughly round, and clear enough to pass the liner.

What the camera showsLining fits?Why
Cracks, small offsets or root intrusion at jointsOften yesThe old pipe still holds the liner in place
Corroded or scaled pipe that is still intactOften yes, after cleaningThe liner covers the rough wall
A section that has collapsed or is badly offsetUsually noThe liner cannot pass or seal the gap
A deep belly that holds waterUsually noA liner follows the pipe's slope, it does not correct it

If the camera shows damage that lining cannot fix, that is not a failure of the method. It means a sewer line beyond lining needs a different repair, and a good plumber says so.

What happens on the day

  1. The line is cleaned with a snake or jetter so the liner can pass and bond. See hydro jetting for when that is the tool.
  2. A camera runs again to measure the line and confirm it is clear.
  3. The resin-soaked liner is pulled or inverted into the pipe from an access point, often an existing cleanout.
  4. The liner is cured with heat, light or time, then opened at the connections.
  5. A final camera pass confirms the liner is smooth and sealed, and the plumber gives you the recording.

Ask the plumber to explain both options for your line, with a reason for the one recommended. If only one is offered, ask why.

What lining does to the pipe

A liner makes a smooth, jointless pipe inside the old one, which is why it stops roots entering at joints. It also takes up a little of the pipe's inside diameter, which rarely matters for a household line but is worth asking about on a pipe that was already narrow.

Ask how the plumber handles the points where branch lines join the main. Each one has to be reopened after the liner cures, and a missed one is a drain that no longer connects.

Who owns the line, and who pays?

A lining job is on your side of the line only. Ask your utility where its responsibility ends before work starts. Inside the City of Sarasota that is City Utilities, which answers sewer emergencies on 941-263-6884, option 2. Sarasota County addresses use 941-861-6790. Bayshore Gardens and South Bradenton are in Manatee County.

Permits and digging notice

The City of Sarasota Building Division's guideline excludes replacing sewer piping from its repair exemptions. Ask your plumber whether the lining counts as a repair or as replacement in your jurisdiction, and who will pull any permit. The City Building Division is at 941-263-6494 and Sarasota County Building is at 941-861-5000.

Lining still often needs a small access excavation, such as a pit at the connection to the main. Sunshine 811 asks for at least two full business days of notice before any digging. Ask who is making the call.

Roots, and what lining does about them

Roots enter a sewer pipe at joints and cracks. Lining seals those openings from the inside, so roots no longer have a way in. It does not kill roots already outside the pipe, and a tree that is close to the line can still push on the pipe from outside. Ask whether the plumber sees a reason to also manage the tree or the surrounding soil.

Questions to ask before you agree

Roots find the joints and cracks first, which is why lining has to seal those.
